It doesn't matter if you live in a desirable neighborhood or have a nice house; if you want to list your home for sale, you want to hire a real estate agent. There are a lot of different things that go into prepping a house for sale, listing it at the right price, and getting it sold.
Meet with more than one real estate agent to see what they think you should do to the house, what the price should be, and how to find the best fit for your property. Here are some things to discuss with your real estate agent.
Comparable Properties and List Price
You want to be presented with comparable properties that are listed in your area. This way you can see what houses are in competition with yours, what you can get in your area per square foot, and how you should price the property. The list price isn't the same as the sale price, so the real estate agent will pitch you on their tactic of how to list the house and what type of offers they think you should get.
Needed Changes
Even if your home is newer and to your specific tastes, it does not mean it's going to be right for everyone. Ask the real estate agent what major changes your house needs before pictures are taken and it's listed. This could be things as complicated or simple as:
- A professional cleaning of the house
- New neutral paint throughout
- Exterior pressure washing
- Landscaping
- Fixture changes
You want to listen to everything that your real estate agent suggests because they have the experience and knowledge to get the property sold fast.
Inspection Concerns
If you have any concerns about the structure of your home and you think that something may come up in the inspection, you want to talk with your real estate agent about it right away. This may affect the value and cost of your home, or it may need to be something that gets fixed right away. You may even want to have your own inspection.
Don't risk putting your house on the market on your own, having problems with selling the property, and then having to pay a lawyer for the sale. Instead, find a professional real estate agent in your area that can quickly get your house ready, photographed, and on the market. The sooner you find a real estate agent, the sooner you can get the house sold and move on.
